As a homeowner, any type of project to your residence can be a significant undertaking, particularly with an ADU. Please refer to the City's ADU Homepage . If your project is based on a pre-approved design, an application is similar to any other type of application as outlined in the Building Permit Applications page. The Plan Review page is detailed with timelines and submittal checklists. Each application submittal shall include the Pre-approved Master Plan Package, Boundary Survey, Site Plan, and, if necessary, the specs for the outdoor condenser for the HVAC system, including the AC Unit Sound Rating Worksheet.
Important! Cupertino is located in the seismically active San Francisco Bay region, which has several active seismic faults. Much of the City is within zones that are considered geologic and seismic hazard areas. Any development within these these areas require specific site review. Therefore, all pre-approved ADU applications are limited to parcels located within the Valley Floor Zone. This is the area that includes all relatively level valley floor terrain not included in the following categories:
- Fault Rupture
- Slope Instability
- Hillside
- Liquefaction/Inundation
It is advised that you look up your property on the "Search for a Property" feature below to ensure you qualify for a pre-approved ADU. The result will let you know your zoning, geologic hazard zone, and whether you qualify for a pre-approved ADU. Regardless of the result, it is always advised to consult with Community Development staff prior to submitting for Building Permits.
Fees?
For the Plan Check and Inspection fees, please refer to the Fiscal Year 2020/21 Building Fees . Specifically the Accessory Dwelling Unit Plan Check and Inspection fees on page 21. Park and school fees may apply to ADUs over 750 square feet.
